A recent Realtor.com national market watch report indicates that, despite higher mortgage rates of 7%, some homebuyers are finding benefits in the current market conditions. Specifically, the report shows a 4-point increase, suggesting that while a late sector exists, the trend may be favorable for certain buyers this fall.

Realtor.com's data reveals a significant shift in the real estate market over the past 12 months. Currently, 49 out of 55 monitored markets favor buyers, whereas only 6 markets favor sellers. This trend is accompanied by a decline in the number of seller's markets, from 39 to 27, and an increase in buyer's markets, from 13 to 17.

Market analysts note that the current high mortgage rates have had a dual impact on the real estate market, initially slowing down sales activity but subsequently resulting in an increase in available inventory. This shift has prompted many sellers to reassess their pricing strategies, with some opting to lower property values in an effort to entice potential buyers.

Rising levels of indebtedness have deterred potential buyers from entering the market, while a persistent shortage of available housing stock has further exacerbated the issue. In many states, housing prices have surged to historic highs, contributing to a widespread "affordability crisis".

The report identified Greenville, South Carolina, and Nashville, Tennessee, as the metropolitan areas with the largest demand for buyers in the current market. Despite potential decreases in property prices, buyers will still face challenges due to high mortgage rates.
